Specific Duties & Responsibilities:

• Administer all necessary services to maintain and enhance the value, operating efficiency, and the physical appearance of the property;
• Oversee preventative maintenance and unscheduled building repairs and general maintenance on mechanical, electrical, plumbing and HVAC related equipment as required to maintain a minimum health and safety standard;
• Monitoring the building automation system and making adjustments as necessary;
• Responding to tenant calls regarding heating, cooling problems & building emergencies (ie: water leaks) and coordinate same with the tenant to ensure proper repair is being completed in a timely basis;
• Coordinate and supervise contract maintenance work as needed;
• Respond to normal and after-hours emergency calls;
• Coordinate with Management during capital improvement projects to monitor contractors for adherence to Building Rules and Regulations and for general protection of the property during construction;
• Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards;
• Maintain productivity-enhancing communications and working relationships with tenants, co-workers and management;
• Other duties as required and assigned.

Qualifications

• High School diploma or equivalent required, building trade curriculum at a recognized technical school is preferred;
• Minimum two (2) years of successful experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systems;
• Familiarity with OH&S and other safety legislation;
• Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders);
• Computer skills, including Microsoft Office applications, and basic mathematical skills;
• Language skills to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals;
• Ability to read and understand mechanical and electrical drawings an asset;
• Apply knowledge of property-specific information to support contractors engaged to perform maintenance of one or more building systems;
• Strong customer service orientation and the ability to professionally respond to tenant requests;
• Ability to work independently on certain tasks and with other team members for tasks requiring more than one person;
• Be organized including attention to details, have the ability to prioritize workload and to handle multiple demands and competing priorities;
• Ability to resolve problems using facts and sound reasoning;
• Current first-aid certification a plus;
• Valid driver’s license;
• Must be bondable and able to present a clean criminal background check as required.
